Our Own Carpentry Factory

We don't outsource joinery.
Quality shouldn't come down to luck.

We have run our own carpentry factory for over 15 years, and most of its output is exported to Singapore. From material selection to workmanship and finishing, there is a consistent standard and a process that holds it.

  • 01A fault means a one-for-one replacement. No being passed between the factory and the site team — we are the factory.
  • 02We control both cost and schedule. No queueing behind an outside workshop, and no one else's calendar dictating yours.
  • 03A Singapore Grade A standard for materials. Our founder worked as an in-house designer at a Grade A firm in Singapore, where mature design is never judged on surface alone.
  • 04A dedicated styling designer. Soft furnishings match the built work exactly, so the home is finished on handover rather than pieced together afterwards.

    We learn how you live, your budget range and your timeline, then measure on site and assess the structure. The design fee is calculated per square foot, and only across the areas you actually need designed.

  2. 02

    Space planning & 3D designSpace Planning & 3D Design

    The first 3D lands within two weeks, not one or two months. After that you get two major revisions (layout and design direction) and unlimited minor ones (materials, colours, finishes).

  3. 03

    Materials, costing & contractMaterial, Costing & Contract

    Materials, colours and proportions are settled during design, and the quote is itemised. Choose design & build and 30% of the design fee is rebated against the renovation cost.

  4. 04

    Construction & site supervisionConstruction & Site Supervision

    One designer and one site supervisor stay with the project throughout. The supervisor reports on site progress daily; the designer holds the design line. You don't need to be there every day.

  5. 05

    Styling, handover & warrantyStyling, Handover & Warranty

    A dedicated styling designer finishes the last mile, and after-sales service and warranty continue past handover — we don't walk away at the door.

01How do you charge for design fees?+

Our design fee is calculated on the size of your property, on a per-square-foot basis. The final fee also depends on the areas you actually need designed — if only part of the home requires design, we charge against that scope rather than the whole property.

Yes. If you proceed with our design & build service, 30% of the design fee is rebated and deducted from the subsequent renovation cost.

03Will there be variation orders (VO) partway through?+

It depends on the project. Variation orders can arise if you add or change items beyond the original quotation, or if unforeseen site conditions appear during construction. That said, we plan and control the budget carefully up front, and aim to keep total VO within 18% of the original quotation so you keep a firm grip on the overall cost.

Yes. We run our own carpentry factory with over 15 years of experience, and a large share of its work is exported to Singapore. From material selection through workmanship to finishing detail, we hold a consistent quality standard and control process.

05How many revisions do I get after the 3D is done?+

Once the 3D is complete we provide two major revisions and unlimited minor ones. Major revisions cover the overall direction, layout or concept; minor ones cover materials, colours and finishes. Once the direction is agreed, you still have room to refine the details at your own pace.

06Will the finished result differ much from the 3D?+

Not by much. Our 3D work isn't a conceptual reference — materials, colours, proportions and the overall spatial effect are all considered at design stage, and construction follows the approved design as closely as possible. We generally aim for at least 80% fidelity between the finished space and the 3D, with small differences possible due to site conditions, lighting and the natural variation in materials.

07Will someone supervise the site during construction?+

Yes. Every project is staffed with a designer and a site supervisor. The supervisor handles day-to-day oversight and reports on your home's progress and site conditions daily; the designer coordinates and holds the design. In short, a full team looks after your home throughout, and you don't need to be on site every day.

08If something goes wrong after the renovation, will you take responsibility? Is there a warranty?+

Yes. After-sales service and warranty cover continue after handover — we don't stop at the door. Electrical, plumbing and wet works carry a one-year warranty. Depending on the works and package you choose, selected items are covered for up to five years. Warranty periods vary by trade, and we set them out clearly against your actual scope.

09Why engage an interior designer instead of going straight to a main contractor?+

Because we provide a complete A-to-Z design & build service. Space planning, design, material selection and costing, then construction, site supervision, coordination and final handover — all under one team. Whether the issue is design or build, you only ever deal with one company. You won't be coordinating carpenters, electricians, plumbers, tilers and other contractors yourself. We are your single point of contact for the whole renovation.
